Exterior Cleaning Terms, Conditions & Pricing Agreement

    • House Soft Wash – $0.25/sq. ft.

    • Roof Soft Wash Treatment – $0.35/sq. ft.

    • Deck Soft Wash – $0.35/sq. ft.

    • Natural Wood Siding Soft Wash – $0.50/sq. ft.

    • Natural Wood Siding Brightening Wash – $0.85/sq. ft.

    • Deck Wood Brightening – $0.75/sq. ft.

    • Concrete Surface Wash – $0.30/sq. ft.

    • All pricing is based on the actual surface area of the wash area, not the home’s footprint or foundation size.

    • Measurements are taken on-site to determine the total square footage of surfaces being cleaned.

    • Customers pay a $400 minimum deposit to secure their booking. The deposit is applied toward the total cost, which is determined by actual square footage measured during the service.

    • A $400 minimum deposit is required to book a service.

    • Final cost is determined on-site based on the actual surface area measured.

    • The deposit is applied toward the total balance due after the service is completed.

    • A full invoice with a breakdown of measurements will be provided after service.

    • Payment is due in full upon job completion via cash, check, or card.

    • A 3% discount is available for cash payments.

    • If payment is not made on-site:

      • A 3-day grace period may be extended, after which a $50 late fee will apply.

      • After 7 days, an additional 5% late fee will be added.

      • After 14 days, 3 Little Birds LLC reserves the right to file a lien on the property.

      • If non-payment continues, legal action or collections may be pursued.

    • Cancellations made less than 24 hours before the appointment are subject to a $50 cancellation fee.

    • Rescheduling at least 48 hours in advance can be done at no charge.

    • Rescheduling less than 24 hours before the appointment may be subject to a cancellation fee.

    • Cancellations due to emergencies or severe weather will be handled case by case.

    • All products used are backed by manufacturer warranties.

    • 3 Little Birds LLC does not provide additional warranties beyond those offered by the product manufacturers.

    • The client agrees to provide access to a functional on-site water source.

    • If no water supply is available, additional charges may apply for water delivery.

    • If needed, the customer must provide access to an outdoor electrical outlet.

    • Final appearance can vary based on surface material, age, and exposure to elements.

    • Natural wood surfaces may show differences in tone due to grain density and previous weathering.

    • Pre-existing stains, discoloration, or inconsistencies may become more visible after cleaning.

    • Customers must ensure children, pets, and unauthorized individuals stay clear of the work area.

    • 3 Little Birds LLC is not responsible for injuries due to unauthorized entry into the wash zone.

    • Certain paints may react negatively with sodium hypochlorite-based cleaners.

    • 3 Little Birds LLC will assess painted surfaces before washing.

    • The customer acknowledges that some pre-existing fading or deterioration may be revealed after cleaning.

    • Clients must remove furniture, grills, planters, and other obstacles before service.

    • Window screens must be removed or raised at least one inch before arrival.

    • 3 Little Birds LLC will test the Total Dissolved Solids (TDS) of on-site water before washing.

    • Spot-free rinsing requires TDS levels below 10 ppm. If on-site water exceeds this, glass and reflective surfaces may show spotting.

    • We do not provide purified water window cleaning. Customers seeking spot-free results should hire a specialized window cleaning service.

Pre-Existing Conditions

3 Little Birds LLC is not liable for damage to surfaces with pre-existing wear, deterioration, or structural weakness. This includes, but is not limited to: brittle siding, cracked concrete, loose paint, rusting hardware, or aged caulking. Cleaning may reveal underlying issues that were previously obscured.

Extra Work & Site Readiness

3 Little Birds LLC prices all standard wash services based on surface area (square footage), using the posted rates found in our pricing breakdown. Additional washable surfaces not included in the original quote — such as extra decks, patios, or siding — will be measured on-site and billed at their respective per-square-foot rates.

Certain items and tasks that cannot be reasonably priced by area — such as garbage cans, doormats, outdoor furniture, vehicles, isolated stains, or other one-off cleaning requests — will be billed as Extra Work at a rate of $300 per hour, charged in 15-minute increments ($75 minimum).

This hourly rate also applies to all non-wash labor, including site prep, moving items, screen removal/reinstallation, or any delay or request outside the original scope of work. Customers may opt to have 3 Little Birds LLC complete the Pre-Wash Checklist on their behalf at this same rate.

To avoid additional charges, customers are encouraged to complete all checklist items and clearly identify desired wash surfaces prior to service.

Bundled Services Discount

Customers who book two or more services in the same appointment receive 10% off the total price.

By booking a service with 3 Little Birds LLC, the customer acknowledges and agrees to these terms, entering a legally binding agreement.
