Service Description
Ice dam removal is performed using specialized steam cleaning equipment to safely remove ice dam formations from rooftops.
This process involves cutting channels through the ice to provide drainage ports, followed by a side-to-side action to remove ice in slab-like sections.
While this method is the safest for removing ice dams, it requires trained experience and the right equipment to perform to work.
Snow shoveling of the affected area will be performed as needed, at our discretion, to facilitate safe and effective ice dam removal.
Acknowledgment of Risk
By requesting ice dam removal services from 3 Little Birds LLC, the customer acknowledges that:
Ice dam removal involves working on dangerous surfaces. Our team is safety certified, insured, and performs work within our skills and expertise to ensure the safest possible operation.
Ice and water runoff may create temporary hazards on walkways, driveways, and surrounding areas.
Large icicles and slabs of ice may fall and cause property damage, all practical measures will be taken to limit this risk.
The service is intended to mitigate existing water intrusion issues but does not guarantee a permanent solution to roof leaks.
Water may continue to enter the structure even after ice dam removal due to existing roof conditions or structural vulnerabilities.
Any pre-existing roof damage, such as worn shingles, loose flashing, compromised insulation, or poor attic ventilation, may contribute to leaks and water intrusion beyond our control.
Water infiltration may temporarily increase during the removal process as ice dams are being cleared. 3 Little Birds LLC is not responsible for any additional water entry that may occur during or after the service.
Limitation of Liability 3 Little Birds LLC and its employees, agents, and subcontractors shall not be liable for:
Any water damage occurring before, during, or after the service.
Damage resulting from ice or icicle breakage, including but not limited to broken windows, damaged decks, railings, patio doors, siding, landscaping, or outdoor structures.
Any personal injuries caused by slipping, falling ice, or wet conditions following the service.
Any damage to roofing materials that are brittle, aged, improperly installed, or already deteriorated.
Damage to gutter systems due to excessive ice weight, previous ice dam formations, or improper installation.
Any future ice dam formations or related damage, as ice dam removal does not prevent reoccurrence.
Any disputes regarding job completion, as the determination of work performed and completion or stopping point is at the sole discretion of 3 Little Birds LLC.
Media Usage & Documentation
By agreeing to service with 3 Little Birds LLC, the customer grants permission for photos and videos to be taken before, during, and after the job for documentation, quality assurance, and training purposes. 3 Little Birds LLC reserves the right to use this media for marketing, advertising, and promotional materials, including but not limited to the company website, social media, and printed materials.
Customer Responsibilities
The customer agrees to:
Remove vehicles, outdoor furniture, and other valuables from work areas before service begins.
Notify any occupants or visitors of potential slip hazards and falling ice dangers.
Ensure access to the property and provide a safe work environment for technicians.
Accept full responsibility for any damages resulting from the service if safety precautions are not followed as advised.
Service Interruption & Fees
Both 3 Little Birds LLC and the customer have the right to stop service at any time.
If the customer elects to stop service before completion, the service fee will be prorated in 15-minute increments. The total time worked will be rounded up to the next quarter-hour. For example, if service is stopped at 2 hours and 8 minutes, the charge will be for 2 hours and 15 minutes.
If 3 Little Birds LLC determines that service must be stopped for safety or other reasons, charges will reflect the time worked.
Payment Terms
This service is charged at $600 per hour.
A deposit equal to one hour ($600) is required to book the service.
The time meter starts upon arrival on-site and stops when the truck is engaged to leave the site.
Full payment is required upon completion of service.
Accepted forms of payment: cash, check, or online payment.
Online payments will incur a 3% processing fee.
Failure to remit payment at the time of service will result in additional administrative fees and potential legal action for recovery of unpaid balances.
Late Payment Policy:
A $250 late fee will be applied after 3 days.
An additional 5% fee will be applied after 7 days.
After 14 days, a lien may be filed, and collections action may be taken
No Warranties or Guarantees
This service is provided as-is without any express or implied warranties. 3 Little Birds LLC makes no guarantees regarding:
Prevention of future ice dams or leaks.
Resolution of underlying roof issues that contribute to ice dam formation.
Complete removal of all ice if conditions make it unsafe or impractical.
The prevention of additional water entry during or after service.
Indemnification
The customer agrees to hold 3 Little Birds LLC harmless from any claims, losses, damages, or liabilities arising from the performance of this service, except in cases of gross negligence or willful misconduct.
Weather & Serviceability Clause
Service may be postponed or rescheduled due to severe weather conditions that make work unsafe.
If service cannot be completed due to unforeseen conditions, the customer will be notified as soon as possible.
Cancellation Policy
Cancellations made within 24 hours of scheduled service will incur a $100 cancellation fee.

Agreement to Terms By scheduling an ice dam removal service and submitting the required deposit payment, the customer acknowledges that they have read, understood, and agreed to these terms and conditions in full. No signature is required for acceptance.

Since every ice dam is different, estimating the exact time required is a bit of a shot from the hip until we’re on-site and have the ice fully exposed. However, most jobs range from $1,800–$2,400. If you’d like a rough estimate, you can send us photos of the affected areas, and we’ll assess the situation.
3. What if I have a budget?
We can work within a budget by focusing on key areas instead of complete removal. For example, we can cut relief channels to allow melting snow to drain instead of backing up under your roof.
4. How long does the process take?
Most jobs take around 3 hours, but this depends on the severity and depth of the ice. Until we’re on-site and have the ice exposed, it’s difficult to give an exact time estimate. Smaller ice dams may take less time, while larger or more complex cases could take longer.
5. Do I need to be home during the service?
No, as long as we have safe access to the property, we can perform the service without anyone being home.
